• Gross monthly household income of at least 3× the rent (about $6,000/mo for this home), verified through pay stubs, bank statements, and/or our screening partner's automated income check. Slightly under? A qualified co-signer can still work.
• Credit score of 650+ preferred. 600–649 may be approved with a higher security deposit or co-signer; below 600 generally needs a qualified guarantor.
• No eviction filings with a money judgment or writ of possession in the past 3 years. Older filings, or ones dismissed or resolved in the applicant's favor, are reviewed individually rather than an automatic disqualifier.
• Verifiable, positive reference from your current or most recent landlord (or an alternative reference if this is your first lease).
• Criminal history is reviewed individually based on the nature, severity, and how long ago it occurred. We don't apply a blanket denial based on the mere presence of a record.
• Verifiable current employment or another steady source of income.

These criteria are applied the same way to every applicant.
